On the resale market the most affordable districts are Saryarka (median one-room — KZT 18.5m) and Baikonur (KZT 18.9m).

Among new builds the lowest average one-room prices are in Almaty district (KZT 17.35m) and Saryarka (KZT 17.95m); an economy-class square meter averaged KZT 356,800 in August 2026.

For reference: the average price per square meter of resale housing in Astana in August 2026 was KZT 740,356, and of new builds KZT 747,116 (Bureau of National Statistics). Apartments in right-bank districts and in economy class are well below these averages.

Why an Apartment Is Cheaper

  • Building age and condition. Older housing in Saryarka and Baikonur is cheaper than new complexes but requires checking utilities, the facade and building management.
  • Housing class. Business class costs roughly twice as much per square meter as economy class.
  • Location and transport. Distance from the left-bank center, LRT stations and major employers lowers the price — and may lower liquidity on resale.
  • Finishing. In new builds, finishing raises the price but reduces spending after purchase; under Nauryz it also determines the down payment (10% vs 20%).

How to Buy Cheaper Without Overpaying

  1. Compare medians, not ads. A listing price is an asking price; actual deals often close after negotiation.
  2. Count the full cost of ownership: renovation, utilities, property tax and commuting.
  3. Check the property — encumbrances via egov.kz, the seller's documents, the building's condition; for new builds — the permit to raise buyers' funds (see "New Builds in Astana: Completion Dates and Checks").
  4. Choose financing: "7-20-25" covers only completed new builds, while Umai allows resale built in 2016 or later — compared in "Subsidized Mortgages 2026".
  5. Remember tax on resale: for housing bought from 2026 the exemption starts after two years of ownership (details).

Suburbs: Cheaper, With Caveats

Settlements around the capital (Kosshy, Talapker and others) belong to Akmola region, and apartments there are usually cheaper than in the city. But consider commuting time and infrastructure: according to Homsters (31.08.2026), KZT 145.6bn has been earmarked for water, heating, power networks and roads in suburban settlements for 2027–2028 — meaning some networks are still being completed.
