Where Sarayshyk Is
Sarayshyk is the sixth and youngest district of Astana. It was formed on January 29, 2025 from the southern part of Almaty district, lies in the south-east of the city along the Esil River and borders Yesil and Almaty districts. Area — 69.53 km², population — about 200,000 (2025 estimate).
The district's name was approved on August 27, 2024, and splitting Almaty district had been discussed since spring 2024. According to the city's architecture department, the boundary with Almaty district runs along Sarayshyk Street from the bridge between the left and right banks, then along Koshkarbayev Avenue to the railway and along the railway to the city limits. Sarayshyk therefore belongs to the right bank.

Infrastructure, Landmarks and Transport
- Nurly Zhol station — the capital's main railway station is in Sarayshyk.
- Five LRT stations: Ulttyq Muzei, Teatr, Mynzhyldyq Alleiasy, Zhibek Zholy and Nurly Zhol. An LRT ride costs KZT 200.
- Buses: more than 33 routes run through the district.
- Landmarks: the Presidential Park, the Palace of Peace and Reconciliation, the National Museum and the Qazaq Eli monument.
The district is being actively improved in 2025–2026. According to Elordainfo (01.07.2026), 70,000 shrubs and flowers and 17,000 m² of lawn were planted in the Presidential Park, 400 trees on Mynzhyldyq Alley, and more than 13,000 m² of pavements and a 2 km bike path were renewed in the Highvill area. Two public spaces and 12 courtyards are to be improved in 2026.
Housing: High-Rises and Private Neighborhoods
Sarayshyk combines modern residential complexes with private-housing neighborhoods. In 2025, 16 apartment buildings were commissioned in the district. Notable residential locations include Highvill and Bravo Family.
At the same time utility infrastructure is being built for the private sector: water networks in Internatsionalny, infrastructure for seven streets in Dostyk, and more than 65 km of utility networks in Promyshlenny. Under the master plan, the city's right-bank development in the coming years is tied to Almaty and Sarayshyk districts (Homsters, 31.08.2026).

The National Bank estimated the LRT's effect on asking prices using a difference-in-differences method, comparing properties near stations with a control group 1.5–2 km away. For the segments running through Sarayshyk the estimates are:

- Cons: the district is still taking shape — some private neighborhoods are only getting utilities, and routes and services in new districts change faster than in established ones.
