Saryarka is Astana's most affordable district on the resale market for all apartment types. Among new builds its one-room units are also among the cheapest in the city (only Almaty district is cheaper), but new two- and three-room apartments cost noticeably more than resale — the gap between older housing and new buildings is large.

What Kind of District It Is

  • An established urban environment: neighborhoods with settled infrastructure and street network.
  • Mixed housing stock: older buildings stand next to new projects; for example, NAK (Nur Astana Kurylys) is building the Shyraq complex here.
  • Transport: the first LRT line runs along the left bank and through Sarayshyk; transport and prices on the two banks are compared in "Astana's Left and Right Banks".

Who Saryarka Suits

  • Budget buyers who want the lowest entry price on the resale market — more in "The Cheapest Apartments in Astana".
  • People who prefer an established district with ready infrastructure over new neighborhoods with construction sites.
  • What to consider: in older buildings budget for renovation and check the condition of the building and utilities; follow our legal due diligence checklist.

Rents and Yields

There are no official rent statistics by Astana district. For reference: the city average is KZT 6,079 per m² per month (BNS, August 2026), and the median one-room rent in August 2026 was about KZT 240,000 (Krisha.kz). With Saryarka's low entry price, gross rental yields may be above the city average, but the result depends on the apartment's condition and demand in the specific neighborhood.
