What a Square Meter Costs in Astana
According to the Bureau of National Statistics, in August 2026 the average price per square meter in Astana was KZT 747,116 for new builds (+1.1% month on month) and KZT 740,356 on the resale market (+1.2%), and rent was KZT 6,079 per m² per month (+4.9%, the seasonal peak in rental demand). That is above the Kazakhstan averages of KZT 625,435, KZT 635,185 and KZT 5,350 respectively.
By Halyk Finance estimates, primary housing in Astana was 19.1% more expensive year on year in July. Across Kazakhstan in August new builds rose 13.1% year on year, resale 9% and rents 17%. The price of a specific apartment depends heavily on district and housing class — the breakdown is below.

In August Astana new builds were again more expensive than Almaty's (KZT 747,116 vs KZT 739,762 per m²), while Almaty remains pricier on the resale market. By Halyk Finance estimates, in July primary housing across Kazakhstan rose 14.6% and resale 9.5% with inflation at 10.2%; in August resale growth (9%) was again below inflation (9.8%), so in real terms resale housing is getting cheaper.
