  • Ranges: typical values of mass supply (excluding the top and bottom 10%); within a district, spread by housing class remains.
  • Dynamics: change of the median asking price versus the previous quarter.
  • Not included: negotiation (3–7% off asking in practice) and unit-specific factors. These figures benchmark the market, not a specific apartment.
